Institutional Light Industrial Platform
Building Value.
Layer by Layer.
Institutional Capital. Entrepreneurial Execution.
Strata Industrial Partners acquires and aggregates multi-tenant light industrial properties across the United States — building durable, institutional-quality portfolios.
Modern Commerce Depends on Small-Bay Infrastructure.
The buildings where goods are made, stored, and distributed — the essential backbone of local and regional economies — are increasingly scarce, supply-constrained, and difficult to replace. Strata Industrial Partners acquires and aggregates multi-tenant light industrial properties across the United States, focusing on assets where structural supply constraints, zoning barriers, and functional utility create durable, long-term value.
- —Small-bay and shallow-bay configurations
- —Infill locations with structural supply constraints
- —Functional layouts with dock-high or drive-in loading
- —Below replacement cost basis
“We build institutional-quality portfolios from fundamentally sound, distinct assets — layer by layer.”
“In geology, strata are distinct layers — each formed independently, yet together creating something stronger and more resilient.”
Our strategy mirrors that principle. Each property is underwritten independently, acquired at a disciplined basis, and managed with hands-on intensity. As portfolios are assembled across markets, those distinct assets combine to create institutional scale, diversified cash flow, and enduring resilience.
Value is not created in a single transaction. It is built in layers.

Proven in the Field. Built for Scale.
In 2020, the principals behind Strata entered into a Co-GP partnership with a specific mandate: acquire and aggregate small-bay, multi-tenant industrial assets nationally. Over the following years, the platform collectively acquired approximately 2.5 million square feet and $300 million of assets across multiple U.S. markets — demonstrating acquisition discipline, operational expertise, and a consistent track record of exits.
Following that success, the principals of Unilev Capital, Mandalay Industrial, Palladius Capital Management, and Oakhurst Advisors formally launched Strata Industrial Partners — a dedicated, institutional platform purpose-built to scale this strategy.
